Terms and ConditionsThese terms and conditions becomes binding upon receipt of your rental deposit. Your initial payment constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions outlined here. Payment Basics: Rates indicated are per week and are based on a maximum limit of two persons per bedroom. (Infants and children under 2 who sleep in a crib are not included in this limit). Rates indicated do not include required payment of an 10% VI hotel tax. There is also a $500 security deposit. The deposit will be refunded in a week after your stay. Minimum rental is 7 nights in Peak Season and 5 nights in Non-Peak Season. All rates are in US dollars. Rates are always subject to change.
Initial Payment:
The Villa Salt River will require an initial deposit of 50% of the total rent due to confirm your reservation. We will hold a reservation without receipt of a deposit for a maximum of 10 days. Failure to make this payment subjects your reservation to cancellation without notice. Payment is by check only to P.O. Box 3367, Hoboken, NJ 07030. Your deposit constitutes acceptance of these Terms and Conditions.
Payment Balance: The remaining balance of the rental, including the VI Hotel Tax of 10% and $500 refundable damage deposit are due 45 days prior to your arrival.
Cancellation Policy: There is no refund during Peak Season unless the property can be re-booked for the same rate and the same length of time. If the property can be rented under these conditions, 80% of the payment made will be refunded. During the Non-Peak Season, if cancelled with less than 45 days notice, no payment is refunded unless The Villa can be rebooked for the same timeframe. If The Villa is rebooked 80% of the payment will be refunded. If cancelled with more than 45 days notice, 100% of the payment minus the transaction costs will be refunded. Transaction costs will be approximately 6% of the total amount already paid. Refunds due to reductions in the total headcount originally booked will only be considered on a case-by-case basis when requested more than 45 days before your arrival. There are no refunds for late arrivals or premature departures, or no-shows within an arriving guest group. We strongly suggest you purchase travel insurance to cover your costs in the event you are forced to cancel.
Damage Deposits: Provided there is no breakage, damage, missing items, long distance calls charged to the The Villa’s telephone, or extraordinary clean up, no additional damage related charges will be charged. All normal utilities (except long distance phone calls or careless or extremely excessive use of the water supply) are included in the rental price. You agree to pay The Villa the cleaning or replacement costs for all damages which may occur as a result of your occupancy, excluding normal wear and tear. Rearranging the furniture or removing items from The Villa is prohibited. In the event, damage does occur, you will receive a letter and documents explaining any such charges.
Rental Liability: The Villa Salt River assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from The Villa. Transportation (including airlines, ferries, charter vessels, rental cars, and taxis) is supplied by providers who operate independently from The Villa Salt River. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers.
Our guests are responsible for The Villa during their occupancy. This includes locking windows and doors securely at all times when not on the premises, and must exercise care in securing all personal property. Guests must observe all cautions as given in our villa guide and/or by local contact people, including the Relationship Managers. Guests shall indemnify and hold harmless The Villa Salt River for any claims for personal injury or property damage arising for the vacation rental. The Villa Salt River reserves the right to refuse service or rental to anyone at their complete discretion.
Hurricane Policy: In the event of a pending hurricane, all guests must vacate the property when instructed to do so by The Villa Salt River’s management. (Any unused rent and taxes will be refunded). It is the sole responsibility of the guest to secure other lodging or change airline tickets for an early departure.
Pet Policy: Pets of any kind are not allowed.
Complaints and Maintenance: The Villa Salt River will make every effort to keep it and its inventory in excellent working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment will be made for unforeseen mechanical failures such as the supply of electricity, water, pool control or filtration systems, air conditioning, telephone, television or satellite service, appliances, etc. It is the Guest’s obligation to report any problems or damage immediately to a Relationship Manager. No refunds will be granted unless there is a serious problem which causes the Guest extreme, undue discomfort or serious inconvenience that cannot be remedied in 24 hours.
Phone, Television, and Internet Services: The Villa Salt River has a restriction on long-distance calls, so a credit or calling card or cell phone must be used. Hi speed, wireless internet access is provided by Broadband VI, and television services are provided via cable. Cable and internet services may be subject to interruption by periods of extreme weather, when the signal simply cannot penetrate localized thunderstorms and other extreme weather events.
Check-in and Check-out Times: Check-in times are: 3:00 pm; Checkout times are: 11:00 am. Check-in and checkout times are enforced to allow for necessary cleaning. If you require a later checkout time, check with the Relationship Manager during your stay to see if another group is arriving the day you leave. If not, a later stay may be accommodated at no charge.
Entry Into The Villa Salt River: The Villa Salt River’s Relationship Manager and/or pre-authorized repair personnel may enter The Villa to perform normal maintenance or specific repairs as necessary. All efforts will be made to inform you of their presence in advance, and to minimize interruption of your stay.
Illegal Drugs and Hazardous Materials: Guests and members of his/her party shall not use or permit to be brought into The Villa any illegal substances, flammable fluids, explosives, or articles deemed hazardous to life, limb or property.
Keys: A Guest charge of $20 will be assessed for each set of lost or mishandled keys, with an additional fee for a locksmith, which can range up to $125 per key.
Occupancy Capacity: The total number of persons allowed in The Villa at any one time is restricted to the number of persons scheduled and paid for. Occupancy is based on a maximum of two persons per bedroom. Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or be asked to vacate the property without refund.
Weddings and Special Events: The Villa Salt River is available for weddings, family reunions, meetings and other functions: Events are limited to a maximum of 40 persons on the premises (but only a maximum of 10 persons may stay overnight). For functions, The Villa rents at the maximum (10 person) seasonal rate, plus a surcharge of $900 for holding the function at The Villa Salt River and the refundable damage deposit increases to $1000.
No events may be held the day before departure, but must be scheduled earlier during your stay. All details and plans for your function, including a full list of outside personnel (caterers, wedding planning company and staff, etc.) must be fully disclosed in writing well before your arrival. Note that on-site parking is limited. Before event set-up and after-event cleaning and disassembly of Guest-provided tables, chairs, equipment, etc. remains the responsibility of the Guest. Use of materials that may damage or compromise the pool (future) systems is strictly forbidden. Upon review, The Villa Salt River reserves the right to decline to rent for events at its discretion.
Smoking: There is no smoking permitted anywhere inside The Villa.
Assumption of Responsibility At The Villa Salt River: As the Renter, you are held responsible for the actions of all the members within your party at The Villa. This would include any persons that may be temporarily present on the premises, at your invitation and/or concurrence, during your stay.
Prevailing Law At The Villa Salt River: In any dispute arising out of this rental agreement, the laws of the United States Virgin Islands shall apply.
The Surroundings/Typography: The Villa Salt River receives aggressive insect extermination treatments, but no warranty is given regarding the elimination of insects or wildlife within and around The Villa. Located on a slope of a hillside, The Villa Salt River is surrounded by natural vegetation that retains the natural beauty of the northshore of St. Croix. Guests are advised to exercise common sense care and precautions during the course of their stay. The presence of insects will not be grounds for refund of the rental.

This is a binding rental agreement for The Villa Salt River: This agreement becomes binding upon receipt of your rental deposit. Your sending payment constitutes your acceptance and agreement to these terms, conditions, limitations, and restrictions.
